The location of an existing rear balcony with amazing beachside views set the tone for the renovation of this extremely tired old house. Ande Bunbury Architects won the project as we were the only firm who saw the merit of retaining the existing building structure – which included the balcony in a location that current Planning regulations would not permit. Adaptive reuse saw the bones of the existing house retained but reclad and expanded to suit the site and views whilst improving thermal performance at the same time. The existing brick walls of the lower storey became internal thermal mass in reverse brick veneer construction which stabilises the temperature of the whole building. And new external cladding including copper sheeting was selected for the extreme durability required in beachfront locations.
Alterations including opening up the house to the northerly aspect and creating connections to the gardens on three sides of the house. Given the location right on the waterfront, managing privacy, particularly of the garden areas, was an important issue for consideration.
The result is a calm and tranquil home with amazing views and touches of luxury – a sauna, lift and generous home office – all done with a small carbon footprint. Scroll to the end to see the before photos!
